An earlier study by economist Paul Brewbaker also highlighted severe economic consequences, including the loss of 14,126 jobs and $137 million in annual tax revenue. 2. **Legal and Reputational Risks**: The bill would likely lead to prolonged litigation against Maui County, harm Maui's reputation, and discourage tourism, all while negatively impacting residents. 3. **Inappropriate for Affordable Housing**: Short-term rental properties, such as those in condominium communities, are unsuitable for affordable housing due to high association dues, special assessments, and maintenance costs. For example, annual dues at Kapalua Ridge Villas range from $19,148 to $30,264, making them impractical for affordable housing. 4. **No Planning Benefit**: Established resort areas that contribute significantly to local taxes and have not converted local housing to short-term rentals should not be included in this ban. These areas, compliant and professionally managed for nearly 50 years, support many local jobs and businesses. 5. **Local Economic Support**: Our vacation rental owners support hundreds of local workers and businesses, from property management and maintenance to local artists and restaurants. The proposed bill threatens these jobs and the economic welfare of our community.
